Greenship, EDGE, or LEED? Choosing the Right Green Building Certification

Green building certification has moved from a marketing feature to a commercial requirement, driven by tenants with corporate climate targets, lenders with green finance criteria, and rising energy costs. Three systems dominate the Indonesian market, and they are built for different purposes.

Greenship (GBCI)

Developed by Green Building Council Indonesia, Greenship is written around Indonesian regulations, climate, and construction practice. It covers appropriate site development, energy efficiency, water conservation, material resources, indoor health and comfort, and building environment management, with schemes for new construction, existing buildings, and interior spaces.

It is the strongest choice when your audience is domestic: local authorities, Indonesian tenants, and projects that need alignment with national regulation.

EDGE (IFC)

EDGE is designed for efficiency and speed. Its requirement is clear: at least 20 percent savings in energy, water, and embodied energy in materials, measured against a local baseline. The software is free, the documentation burden is comparatively light, and the payback logic is easy to present to a board.

It suits residential developments, hotels, and commercial projects that want credible, verifiable certification without a long process, and it is widely recognised by development finance institutions.

LEED (USGBC)

LEED carries the strongest international brand recognition. For multinational tenants, foreign investors, and portfolios benchmarked globally, LEED is often specified by name. It is the most demanding of the three in documentation and typically the most costly, but for the right asset it commands a rental and valuation premium.

Choosing between them

  • Who needs to be convinced? Domestic regulators and tenants point to Greenship; international tenants and investors point to LEED; lenders and efficiency-driven owners are well served by EDGE.
  • When did you start? Certification is far cheaper when targeted during design. Retrofitting requirements into a nearly-complete building is where budgets break.
  • What is the asset type? Residential and hospitality projects often find EDGE the most economical fit; complex commercial assets may justify LEED.
  • What happens after handover? Certification reflects a point in time. Operational performance depends on commissioning, metering, and how the building is actually run.

The measures that carry most projects

Passive design comes first: orientation, shading, and envelope performance reduce the cooling load before any equipment is specified. Then efficient HVAC and lighting, water-efficient fixtures with rainwater harvesting and water reuse, rooftop or ground-mounted solar, low-impact materials, and metering that makes performance visible after occupancy.

Budgeting realistically

Certification cost has four components: the scheme’s registration and certification fees, consultancy and documentation, additional testing and commissioning, and any design premium for the measures themselves. Only the last one is genuinely optional in scale, and it is also the one that pays back.

Two rules keep budgets under control. First, decide on certification before schematic design is frozen. Efficiency measures added at design stage often cost little, because they are choices about orientation, glazing specification, and system sizing rather than additions to the build. The same performance retrofitted into a completed building can cost several times more.

Second, model the operational saving alongside the capital cost. Energy and water measures that qualify for certification typically reduce operating expense for the life of the asset, and for owner-occupiers that saving is usually the strongest part of the business case. For landlords, the value shows up in tenant demand and in access to green financing, where certification is increasingly a condition rather than a bonus.
